The edges of the areas are rounded which would indicate chinch bugs. Treat
with bug powder and reduce the amount of irrigation to the spots. Better
yet, rip out the grass and plant shrubs and trees or use hardscape.

You have brown patch, very common in October-November. Cinch bugs are seen
in the summer, brown patch appears when it gets cooler. You can knock it out
with a fungicide. Don't waste your time with a pesticide.
