Personally, I would rather own 80 acres or more of land
where recreational opportunities abound, manage Michigan Northern Hardwoods or applachian central hardwoods and get a slightly smaller APR, yet possess the equity and future real estate value of the land as an estate. Correctly managed temperate forestland is an attractive feature for someone who wants more financial interests than just a simple APR, and try borrowing against land you don't own!
