Looking for a trouble free tree

Thanks for your earlier replies...

My aunt ( a very old person) has a house in California...

She has had the home over 18 years now.

She is going to kill the 2 trees because the roots are impacting the
foundation of the home and lifting the concrete. One the trees had
roots that popped up all over the lawn...

But she is going to plant another (young) tree in front portion of the
home.

What tree should she plant ? She does not want another tree whose roots
will trouble her a few years down the line.

Can anyone suggest a trouble free tree?

Do you want one that produces gum drops or one that produces gold coins?
Both are found only on remote hillsides on Fantasy island!!!

Once you cut the current trees down, chop them up and carry them away,
then grind the stump and/or kill the root sprouts, and wait awhile for
the roots to rot and the soil to settle, they will be trouble free.

Consider driving a few copper nails in to the stump if it ground level
or drilling a few 1" diameter holes into the stump and filling them
with Salt Peter ( Aka Sodium Nitrate).
I'd go with the first option as easier and the second sort of requires
burning. Burning being oxidation enhanced. Immediate gratification. I
just let stumps rot (Oxidation) over a longer period of time.
